Max was instructed by the Vistry Group to assist with Gallions Place around six months prior to the practical completion of the first of the three blocks on site. This scheme is positioned in a prominent location opposite Gallions Reach DLR station and fronting onto Gallions Roundabout.
However, it also presents numerous challenges, including limited footfall despite the significant amounts of new residential being built and a number of the available units are oversized in relation to the location.
Out of 13 units 7 were under offer prior to completion and half of these were the larger units, Max accomplished this through a mixture of combining units and considering alternative uses.
He also utilised proactive marketing to fill the smaller units earlier than expected. The remaining units are all due to be let by the 2 year anniversary of the scheme’s completion.
Max’s overall strategy not only ensured the units were filled quickly but also optimally. The tenant mix provides an exciting collection of established and independent occupiers and creates a new local destination hub for this emerging area.
