Max was instructed to assist with the affordable workspace element of a substantial office refurbishment scheme.

The council had pushed for the location to be in the vicinity of Canary Wharf, however due to the high market rents in Canary Wharf itself Max created a more feasible strategy, which was better aligned to the overall aim of providing economical workspace.

5 Skippers Yard in Hackney Wick was identified as an optimal location, especially with the current landlord being in the process of purchasing a long leasehold of the building.

Advantageously Max was able to simultaneously agree deals with the client to lease the building off the landlord and also ensure the whole site was let to established workspace provider Eat Work Art.

This ‘out of the box’ thinking satisfied the client’s affordable workspace requirements in a significantly more practical and beneficial way than with an on-site provision.

Eat Work Art opened mid 2024 and continues to provide a high quality yet economically reasonable offering for the area.
